Property Management Service
- Rental Assessment of the proposed Rental Property.
- Organising/ensuring the EPC is in place before marketing.
- Marketing /Advertising the rental property on our website and stated internet portals
- Interviewing and selecting prospective tenants.
- All viewing are accompanied.
- Referencing Tenants with our appointed Referencing Company.
- Ensuring all Legal documents/certificates are in place i.e. EPC/ Gas and Electric Certificate.
- Drawing up the Tenancy Agreements. (Assured Shorthold Tenancy Agreements)
- Arranging the Inventory for the property prior to tenant moving in.
- Signing of Tenancy agreements and Check-in to the property with the tenant, completing the Inventory and taking meter readings. Providing the tenant with procedures and requirements that are expected as a tenant with Safelets Ltd.
- Protecting the deposit in the Tenancy Deposit Scheme and providing certificates to all parties.
- Contacting the Council, Water Companies and Utility companies advising them of the change of details.
- Collecting the monthly rent and payment to the Landlord (normally sent within 15 days of collection)
- Regular inspections of the property on a quarterly basis, a report will be sent to the Landlord within 10 working days.
- Ensuring all reported issues regarding maintenance/repairs are co-ordinated, the Landlord updated at every stage.
- Arrange the required annual Landlord Gas Safety Certificate and ensure a copy is in the property & on file.
- Making payments on behalf of the Landlord for agreed invoices from contractor's invoices, settlement of accounts and occurred expenses.
- Deducting our Management Monthly fee from rents received.
- Collecting and forwarding Landlord mail.
- Final checkout with verbal report.
- New Rental Assessment for re-let of the rental property.
