When choosing your rental property it is very important that the property will be Let/Managed by a professional and experienced Letting agent. Our referencing is handled through a separate company and will update you throughout the whole process. We will inform you of all our costs, thus avoiding any hidden extras.

We will talk with you and identify all your requirements and select the perfect home for you. Once you have moved into your new home, our dedicated Property Managers will be on hand to assist you, if you come across any issues with your new property, our experienced contractors are always just a phone call away.

You can be assured that before we rent out any property, an EPC is in place, the gas and electrics have been checked and you will be presented with an Inventory (schedule of condition) of the property. These are the requirements when renting out a property. Our Property Managers will conduct a periodic inspection on the property; this is a requirement when we are instructed to manage the property. It is an opportunity to point out any new issues; however the purpose is to conduct an inspection report for the Landlord, assuring him/her that their property is being looked after.

Tenancy Agreements

In accordance with the Housing Act 1988 we will issue an Assured Shorthold Tenancy Agreements. This is a minimum of 6 months to a maximum of 3 years. In an AST the landlord has the right to guaranteed possession after the initial six month period. The Housing Act 1988 defines several main criteria for an Assured Shorthold Tenancy to be set up:

  • The property must be let as separate accommodation
  • The property must be the tenant's main or principal home
  • The tenant should be an individual
